Infrastructure
FPL provides power (2 MW) to the site. Wildlight Commerce Park is bordered by I-95 to the west, A1A/SR 200 to the south, Chester Road to the east and the St. Marys River to the north. It is rail served - CSX and First Coast Railroad (Class I & III, respectively). This critical line links the Port of Fernandina to Yulee, with connections to JAXPORT, just 25 miles south. Fernandina Beach Municipal Airport is 11 miles away and Jacksonville International Airport is 15 miles from the site.
Incentives
Florida is considered one of the best states to do business. Labor costs are low, regulations are limited, and the state has no state income tax.
Nassau County offers a local incentive through its Economic Development Grant, providing a phased return of ad valorem property taxes tied directly to a company's new capital investment and job creating.
Qualified businesses must be in a targeted industry and create at least 10 new high wage jobs and/or invest a minimum of $1 million in new capital.
The size of the project directly influences the size of the annual grant, making this performance-driven incentive that scales with your business impact. Each project is reviewed and approved by the Board of County Commissioners.
